LOCAL RISK PROFILE

What threatens Bothell homes — by season.

Restoration isn’t one-size-fits-all, and neither is Bothell. The city’s North Creek floodplain, exposure to the region’s windstorms, and historic downtown building stock create a few recurring loss patterns we’re built to handle.

NOV – MAR

North Creek flooding

North Creek has a long, documented history of flooding in Bothell — a levee system now protects hundreds of millions of dollars of real estate along lower North Creek, but heavy winter rain has closed roads in the North Creek Valley before and flooded streets and low-lying stretches near the Sammamish River as recently as a December storm that shut down 120th Avenue NE. Homes and businesses in these low-lying areas can see saturated crawlspaces and basement water intrusion well before a creek visibly overtops its banks.

YEAR-ROUND

Wind & power-outage damage

The November 19, 2024 "bomb cyclone" left more than 570,000 Puget Sound Energy customers without power at its peak, with Eastside communities near Bothell among the hardest and longest hit — roughly 18,500 customers were still in the dark five days later. Mature trees around Norway Hill, Beckstrom Hill, and the Canyon Park corridor bring down limbs and open roofs to water intrusion that needs fast tarping and board-up.

YEAR-ROUND

Hidden moisture in historic buildings

Bothell was platted in 1888 and incorporated in 1909 — and a disastrous Easter Sunday fire in 1911 destroyed ten downtown businesses, reshaping the commercial core that still stands near Main Street and the Park at Bothell Landing today. Original wood framing, aging plumbing, and additions built over more than a century of ownership let small roof or pipe leaks turn into hidden mold long before anyone sees a stain.

We cannot say enough about how appreciative and grateful we are with Swiftdry Restoration. Christian Answering the phone at 1 AM and being here by 2 AM to get everything going, was a lifesaver. He and his team, Caleb & Josh, coming every day for the next two weeks for dry out and helping us navigate the reconstruction and insurance process as well. Thank you!

I have waited for a day to post a review due to difficulties in choosing the correct words of how excellent SwiftDry has worked diligently in restoring fire/smoke damage in our home. Christian, Caleb & Joshua cleaned all the walls, ceiling,& cabinets in several rooms They will be painting soon. Christian has been very helpful in meeting with our insurance adjuster as well as assisting in getting our furniture moved. Katrina has kept me up to date on timelines. SwiftDry is an exceptional company.

I have to say Christian and his crew (Caleb and Josh) were on top of the problem from the get go. I left my house for six hours and came back to a rainstorm inside my finished downstairs basement, kitchen, and living room. The filter housing on my water filtration system gave way and flooded my home in less than seven hours. I was in full panic mode. Water was pouring through my downstairs lighting fixtures, and everything felt overwhelming. As soon as I shut off the water, I searched for help in the Lake Stevens area and found SwiftDry. I called immediately, and Christian (the owner) was at my front door within 45 minutes. He and his team started the dry‑out process right away. His knowledge and care for his customers are second to none. Christian kept both me and the insurance adjuster informed every single day about what was happening. He even told her that I needed to move into a hotel until the dry‑out was complete, and after a lot of back‑and‑forth, it finally happened. If you have a leak of any kind, I highly recommend SwiftDry and their team as your first choice. This whole situation has been a nightmare for me, but with Christian’s 30+ years of experience, he reassured me that everything would be okay and told me not to stress so much. My house will be restored to its original state before the leak. I’m not familiar with how the insurance process works, like most homeowners dealing with adjusters, but Christian told me it will work out for the best. Having his experience in your corner is a huge advantage and gives peace of mind. Even though I am still waiting on my insurance adjuster’s decision on the damage and payment, I feel great that my house will not have mold in the future. SwiftDry truly came through for me when I needed help the most. This company is highly recommended for anyone needing quick and professional service. Otis Elledge

Worse possible scenario. I was out of town camping over the 4th of July Weekend, when I got some texts and a phone call from my neighbor. He sent me pics of water running down the outside of my house and told me I have a massive leak happening. My kids were close by, so I had them run over and turn off the water supply to the house. I got home within the hour, but the place was a MESS. I called Swift Dry and they responded and were at my house within 40 minutes, and this was at 1:30 in the morning. They were fast responsive and very easy to work with. by 6 am they had the bottom portion of dry wall out and off, carpet up and had set up a plethora of fans and dehumidifiers to start the drying out process. Within 5 days, the place is now ready for rebuild. They did an amazing job and I highly recommend them for any emergency needs that you may need

As a real estate agent, I’ve dealt with my fair share of unexpected situations, but this one was definitely up there. During a showing, we had a water issue in the home that needed immediate attention, and I’m so grateful we found SwiftDry Restoration. Christian, the owner, was incredibly calm, honest, and reassuring from the moment I called him. When you’re in a high-stress situation and trying to protect a home and keep a transaction together, that kind of presence makes a huge difference. He walked me through everything clearly and handled it with a level of professionalism I don’t see often. His team was also extremely respectful of the property. They made sure to put down protective paper to keep the rest of the home clean while they were coming in and out, which I really appreciated as someone responsible for the condition of the home. Christian truly went above and beyond. He even personally came to pick up a check from me so I could avoid credit card fees, which was such a thoughtful and unexpected gesture. Josh, his assistant, was also fantastic. Kind, professional, and worked diligently the entire time. They handled everything quickly, carefully, and with a lot of integrity. As an agent, I will absolutely be recommending SwiftDry to my clients and anyone who needs remediation services.

I called Christian, the owner of SwiftDry early am on a holiday weekend. I had a leak from a toilet in my 1922 home and the team was on site within a few hours. Mitigation and demo were completed swiftly and efficiently. I was also appreciative that they helped with communication to my assigned insurance adjuster and available and responsive to my questions and concerns. Highly recommend!

We recently discovered water damage in our home in Kirkland, and in a situation that usually feels overwhelming, they responded the very same day we called, which was a huge relief (faster than our insurance). They were incredibly professional and took the time to walk us through the entire restoration process. They explained exactly what needed to happen, what the timeline looked like, and how they would handle the damage. They ensured to check-in at the end of every day to make sure that we were comfortable and had any questions with the process. Their communication was top-notch throughout the whole project—we always knew what was happening and when. If you’re looking for a team that is professional, responsive, and genuinely cares about doing the job right, SwiftDry is the one to call.

I am very grateful I found SwiftDry Restoration. After a pipe broke in my finished basement I was left with two inches of standing water which was extremely stressful. I live in Bellevue and their team was on site within an hour and were able to extract the water and have their equipment set up and drying right away. I highly recommend SwiftDry Restoration to anyone dealing with a flooded home and in need of a company that gets the job done quickly and efficiently.
